General Contractor – Subcontractor Relationship

A general contractor is the one responsible for the large day-to-day supervision of a construction site, managing the entire communication process among multiple parties involved in a project from beginning to end. In short, a general contractor is the man or woman that takes care of the nuts and bolts of building construction, making sure that everything runs smoothly along the way. In the past, a general contractor was usually an individual with extensive construction experience, although today there are many general contractors that are becoming general contractors simply due to the demand for low-cost, reliable construction services. It is important to note that a general contractor does not specialize in any one particular type of construction work; however, many general contractors are experienced in certain types of work, such as residential work, commercial construction, and the renovation and rehabilitation of commercial and/or residential structures. Regardless of whether you require the services of a general contractor for residential construction, commercial construction, or the renovation and rehabilitation of office buildings, it is important to understand exactly what a general contractor does on a typical construction job site.

The primary responsibility of general contractors is the responsibility of supervising the entire construction project and ensuring that everything goes smoothly from beginning to end. This involves everything from the beginning of the project, which includes the hiring of workers and contractors, selecting materials, and developing plans and budgets, through the completion of all material and construction materials, to the inspection of work after it is completed and final approval of all changes and repairs. A general contractor’s most important job is to make sure that all the necessary permits and licenses are in place and working properly. All necessary paperwork must be submitted to appropriate government agencies, and all subcontractors must have been licensed by the local or state board to carry out the construction project. General contractors are also responsible for arranging and furnishing necessary equipment to carry out the construction project.

New York State requires that all general contractors take a test covering a variety of specific areas before they can apply for a general contractor license. Each section of the test covers a different set of topics, such as safety and protection of the public, contracting practices, responsibility, public relations, environmental issues, and advertising, just to name a few. There are also multiple sections of the exam, including contracts and negotiations, and property management and financing. Once a contractor successfully completes the exam, he or she must successfully pass three different tests administered by the state licensing board. Once these tests are passed, the general contractor will become licensed in New York State.

In order to become a general contractor in New York, one of the first steps is obtaining a construction project number from the New York State Department of Financial Services. From this point, the construction project owner can go to any contracting services company and inquire about a general contractor. However, if the company does not require an application, the property owner will need to find a direct contractor to complete their construction project.

Many people assume that when a general contractor and a construction project owner hire a sub-contractor, the sub-contractor will be an employee of the general contractor and therefore, the relationship between the sub-contractor and the construction company will be completely separated. This is simply not true. The responsibilities of both the general contractor and the subcontractor are shared throughout the construction project. For example, if the general contractor hires two subcontractors to build one job site, the subcontractors may have varying degrees of involvement on each job site. Additionally, when a general contractor uses a subcontractor, it is important to ensure that each subcontractor is aware of the expectations of the general contractor.

Although there are a few miscellaneous things that should be considered when hiring a general contractor, the primary focus of this article is to cover the primary responsibility of the general contractor. As previously stated, a general contractor is responsible for ensuring that the construction process is completed efficiently. Along with this responsibility comes the responsibility to select the appropriate individuals to oversee the construction process. Whether the individual responsible for overseeing the construction personally has years of construction experience or has hired other individuals during the construction process, the general contractor must be sure that each sub-contractor understands the construction process and what is expected of them.
